Property taxes in Japan arrive by mail in spring and must be paid in-person or at a convenience store. We can handle this on your behalf, along with monthly utility tracking – all from your reserve account.

How we get your property earning.
Once you've closed on your property (with us or otherwise), we assess zoning, license eligibility, and any compliance upgrades needed. We walk you through the options and costs before anything is committed.
If your property needs furnishing before launch, our interior design team steps in. STR-optimized layouts, durable but beautiful pieces, and a styling that photographs well. This is a separate service – ask us about pricing.
We handle all filings, inspections, and coordination with local authorities. Timeline varies by license type and municipality, but we manage every step and keep you updated throughout. Estimate 2-6 months.
Professional photos, optimized listing copy, pricing strategy, and live on Airbnb and other OTAs. Your property goes live with everything it needs to compete on day one.
From here, we run the show. Bookings, guests, cleaning, maintenance, snow. You receive your payout in your home currency and a regular performance report. That's it.
