Step 1: The Free Consultation
We begin with a no-obligation 30-minute consultation where we will get to know your goals and answer any questions you may have about buying property in Japan. To get a jump-start, fill out this form and we will send you a free guide and a home that is actually on the market you could make an offer on!
If you decide to move forward, we charge a one-time service fee. At that point, we’ll sign a service agreement and officially get started!
Step 2: The House Hunt Begins
Based on your budget and location preferences, we’ll send you a list of solid options.
We skip the homes with legal red flags, structural nightmares, or roofs made of cardboard. You're only getting homes we’d buy ourselves.
Step 3: Didn’t Fall in Love? No Problem.
Didn’t click with any of the first-round picks? Cool. We keep sending more until something clicks. We’re basically your real estate dating app.
Step 4: Tours You Can Trust
Once we narrow it down, we’ll give you a live virtual tour and send you the video after for more analysis.
Want us to poke the walls? Smell the tatami? Done. Or if you’re flying in, we’ll set up in-person viewings.
Step 5: Offer Time
You’ve found the one. We make the offer, and if the seller accepts, we go over the contract with you live, on video chat, with real translations with our bilingual partners.

Step 6: The Legal Deep Dive (Judicial Scrivener)
Before we get to the finish line, there's one more crucial pit stop: meeting with the judicial scrivener (think of them as Japan's version of a closing attorney, but way cooler).
This happens about two weeks before closing, and it's where we make sure all the legal i's are dotted and t's are crossed. Property liens? Cleared. Title issues? Solved. Weird zoning restrictions that could bite you later? We'll catch them.
We walk through every page of paperwork together on a video call, translating the legal jargon into actual human language. No "heretofore" nonsense—just straight talk about what you're signing.
Can't make it to Japan for this meeting? No sweat. You give us power of attorney, and we handle the whole thing while keeping you in the loop via live video. It's like being there without the jet lag.
Step 7: You Own a Home in Japan
Closing day! You’re officially a homeowner in Japan. We’ll either ship you the keys… or meet you at a local izakaya for a celebratory beer. Your treat (Just kidding).
Step 8: Post-closing support
Our Japan teams don't just walk away after the deal is done—they're expert property managers who can handle everything post-closing, including:
- Utility setup and Wi-Fi installation
- Car purchases
- Home renovations
- Ongoing property management
- Mail handling and tax payments
