Looking to buy a home in Japan? Whether it’s for investment, a vacation retreat, or a long-term move, we’re here to guide you every step of the way. Here's how our process works:
Step 1: Free 30-Minute Consultation with Our Expert, Derek
We begin with a no-obligation 30-minute consultation where Derek will get to know your goals and answer any questions you may have about buying property in Japan.
If you decide to move forward, we charge a one-time service fee. At that point, we’ll sign a service agreement and officially get started!
Step 2: Defining Your Goals & Finding Your Top 3–5 Properties
Once we’re working together, we’ll take a deep dive into your property goals—whether you're looking for a short-term investment, long-term rental, or a vacation home. Based on your criteria, our local team will narrow down the options to the top 3–5 properties. We’ll provide detailed video tours so you can view them from the comfort of your own home.
Step 3: Hand-off to Our On-the-Ground Team
When you’ve found the one, we’ll connect you with one of our trusted teams in Japan. They’ll take over from here to handle the entire purchase process.
Step 4: Contract Review & Deposit
We will schedule a video call to walk you through the purchase contract where we can translate the key details and flag any concerns. If everything looks good, you’ll sign the contract and transfer the earnest money deposit.
Step 5: Waiting Period – 2 to 4 Months
The closing process in Japan can take a bit of time—anywhere from 2 to 4 months. Things may move slower than you're used to, but rest assured, we’re monitoring every step along the way.
Step 6: Closing Day
Our team will represent you at closing, collect the keys and deed, and mail them to you. If you're able to visit Japan during this time, we highly recommend it—closing day is a special moment worth experiencing in person!
Step 7: Post-Closing Support
Our Japan teams don't just walk away after the deal is done—they're expert property managers who can handle everything post-closing, including:
- Utility setup and Wi-Fi installation
- Car purchases
- Home renovations
- Ongoing property management
- Mail handling and tax payments
Basically, anything that requires a local presence—we’ve got you covered.
Note on Our Fee:
Your fee covers our assistance for up to 10 properties. If you haven’t found the right one after viewing those, but would like to continue working with us, an additional fee will apply for the next set of homes.
