After working with clients across Japan and personally navigating dozens of municipal systems, we've identified the regions where foreign buyers actually succeed. Here's where to focus your energy—and where to avoid wasting your time.

Hokkaido: The Foreign Buyer Paradise

Why it works: Hokkaido has been courting international residents for decades. Many towns have English-speaking staff, foreigner-friendly policies, and understand that foreign buyers aren't going anywhere.

Best towns for akiya hunting:

  • Otaru - Tourist infrastructure but still affordable, 30 minutes from Sapporo
  • Kutchan - Niseko spillover area, excellent long-term rental potential

The catch: Summer humidity is brutal, and some areas get overwhelmed with tourists during peak seasons.
